For example, if you are a landlord wanting to accomplish an eviction, you must first send a letter demanding payment. If you do not receive payment within 10 days, you can then begin filing a summary ejectment.
Meanwhile, many landlords are unaware of the legitimate claims renters have against them. In one local case a landlord was ordered to pay a tenant $50,000 due to repairs that were not made. If a property is unfit to live in, it is illegal to try to collect rent, and the landlord may be ordered to pay back the rent received plus three times the amount that was collected.
